Fall Roof Maintenance: A Small Investment That Can Prevent Big Problems

Newtown Square Friends & Neighbors, September 2026

As the temperatures begin to cool and leaves start to fall, many homeowners and property managers turn their attention to preparing for winter. While it’s easy to focus on landscaping or heating systems, one of the most important areas to inspect that is often overlooked is the exterior.
Fall is one of the best times of year to identify and address minor roofing or siding issues before snow, ice and freezing temperatures have the chance to make them worse. A small repair today can help prevent costly damage later.

One of the simplest maintenance tasks you can do is keep your gutters and downspouts clear of leaves and debris. When water can’t drain properly, it can back up beneath roofing materials, damage fascia boards or contribute to ice dams once temperatures drop.

Just as important as checking the outside is paying attention to what’s happening inside your home or building. Water stains, peeling paint, bubbling drywall, musty odors or damp insulation in an attic can all be early warning signs that moisture is finding its way in. Catching these signs early often allows problems to be addressed before they become more extensive.

From the ground, take a look at your roof for missing or damaged shingles, loose flashing around chimneys or vents, sagging gutters or tree branches that may be rubbing against the roof. If your property has mature trees nearby, getting overhanging limbs trimmed can help reduce the risk of storm damage and minimize debris buildup throughout the fall.

Commercial property owners should also inspect roof drains, scuppers and any equipment on the rooftop to ensure everything is clear and functioning properly. Blocked drainage systems can lead to standing water, which can shorten the life of a commercial roof and increase the likelihood of leaks.

Preparing your roof for winter doesn’t have to be complicated, but it does require a little attention. By addressing small concerns before colder weather arrives, homeowners and business owners can help extend the life of their roof, avoid unexpected repairs and protect one of their property’s most valuable investments.
